My marketing plan to sell your home
The following table shows you what the average agent will do to help you sell your home, versus the services that I provide to my clients. The "#Days" refers to how many days after the listing is signed that each task will be done. I provide many other services to my clients, which I can share with you in person.

1 Enter the data in MLS & FMLS 0 Within 3 hour of returning from listing appointment.
10-12 Let the MLS photographer come out to take photos of your home with garbage cans and cars in front. 1-2 I will put at least 6 photos on the MLS within 2 days of listing. It may take me several times to get the best photos in the right light, but I will upload as many as 12 pictures of your property.
7-10 Print and deliver color flyers to your home 2 I will have unique text describing your home, add the photos and print it.
3-5 Place ads in the newspaper. 2 Place "Just Listed!" ad in paper with link to my website for photos and discription of home.
** N/A - probably can't 3 Upload photos (up to 50) of all the best features of your home to my website, along with a map and links to the local schools, parks or recreation centers.
10-14 May or may not offer 5-10 Produce a "Virtual Tour" of photos on my website, the MLS, Yahoo, and many other sites.
** N/A 3 Send email announcements with links to the photos on my website, to busiest buyer agents who work the local area.
14 Send out black & white "Just Listed" cards 8 Send out 500 full color "Just Listed" postcards, with invitation to Open House.
** N/A 5 Print 2 dozen post cards with photo of your home for you to give to people you know.
** Many agents will tell you that open houses are a waste of time, but they don't know the proper way to prepare ahead for it. ** I will post the Open House schedule on my website and advertise it both on-line and in newspapers with photos and maps to your house. After seeing the photos, and reading the descriptions of the home and neighborhood, the buyers who come are more likely to be serious!
** Most agents only do the "4 P's" to sell your home:
Put a sign in the yard
Put it in the MLS
Put an ad in the paper
Pray for an offer!
** My thorough and Action marketing will get your home more exposure quickly, which will bring more qualified buyers (and result in a faster sale at the highest value!)
